Most people who call me haven't decided what they want yet. They just know the house has become a problem. So we look at both paths: what a direct purchase from me would look like, and what listing the house on the market would look like. Same house, two sets of numbers, side by side.
Why I'll talk you out of selling to me
A direct sale is a trade. You give up some price, and in return you skip the repairs, the cleaning, the showings, and the waiting. For a house that needs real work or a seller on a tight timeline, that trade is often clearly worth it. For a well-kept house with time to spare, it usually isn't — and I'd rather tell you that than take advantage of the fact that you asked me first.
